CHIMNEY AND FIREPLACE INSPECTION
What
makes this different than one performed by a Home Inspector?
CREIA
Standards require the identifying and reporting of the fireplace
and permanently attached related equipment. Such report will generally
cover hearth extension size, clearance of combustibles from the
fireplace opening, the operation of the damper, and a visual inspection
of the flue. This inspection is similar to what is called a level
l inspection by National Fire Protection Agency (NFPA). Typically
if a home inspector sees something that does not seem right he will
advise the buyer to obtain a level ll inspection by a qualified
specialist.
What
is a level ll inspection?
The
NFPA defines a level ll inspection as an inspection that covers
a level l inspection and proper construction and condition of accessible
portions of the chimney structure and all enclosed flues, proper
clearances from combustibles in accessible areas and size and suitability
of flues to connected appliances.
Video
scanning equipment or other means shall be used as necessary to
observe these areas.
When
and under what circumstances is a level ll inspection indicated?
When
verification of the suitability of the chimney for new or changed
conditions of service is needed or when a level 1 inspection is
unable to determine serviceability of the chimney.
Circumstances
may include addition, removal or replacement of an appliance, prior
to relining of a flue, upon sale or transfer of property or after
an operating malfunction or external event was likely to have caused
damage to the chimney.
What
is NFPA?
Established
in 1896, the National Fire Protection Agency serves as the world's
leading advocate of fire prevention and is an authoritative source
on public safety. The mission of the international nonprofit NFPA
is to reduce the worldwide burden of fire and other hazards on the
quality of life by providing and advocating scientifically-based
consensus codes and standards, research, training, and education.
What
is the Fireplace Investigation, Research and Education Service?
F.I.R.E.
Service is an organization whose sole purpose is to provide training
to perform fireplace and chimney inspections based on NFPA 211 and
all applicable Model Codes.
F.I.R.E
also requires its certified inspectors to perform inspections conforming
to a code of ethics.

What is The California
Real Estate Inspectors Association?
CREIA

organization committed to promoting the real estate inspection industry,
providing educational programming, and maintaining ethical standards
which keep our members at the top of their field.
